Job Description
Som Fastighetsskötare, kommer du att ansvara för att underhålla, reparera och ta hand om våra utomhusområden i Älmhult och på Bölsö. Du kommer att ta hand om bevattning, lövsamling, gräsklippning, trädklippning, slyröjning, snöröjning och utföra andra uppgifter i utomhusmiljön. Du kommer även att hjälpa till med underhåll av maskiner som används i den dagliga verksamheten.
IKEA:s utomhusområde i Älmhult är ett högt prioriterat område och ställer höga krav på att det ser trevligt och rent ut och vi kommer fokusera mycketpå att utveckla våra utomhusmiljöer framöver. Vi vill skapa gröna, attraktiva miljöer för människor snarare än parkeringar och vi vill att områdena ska reflektera IKEA och vår kärlek för livet hemma. Du kommer att vara en del av denna utveckling av utomhusmiljöerna. Du bidrar genom att aktivt utveckla och upprätthålla starka och långsiktiga relationer med kollegor, hyresgäster, leverantörer och andra intressenter. Du möter förväntningar och gör affärsplatserna hållbara och attraktiva.

Anställningen inkluderar beredskapstjänst för utomhusområden såsom halkbekämpning och snöröjning.


Qualifications
Vi söker dig som är serviceinriktad och självgående med en passion för utomhusmiljö, alltid med hållbarhet i åtanke.
Vi ser att du har en eller flera av följande kvalifikationer:
Erfarenhet av arbete med underhåll av utomhusmiljö
Allmän kunskap och intresse för utomhusmiljö, och skötsel av träd och växter i allmänhet
Meriterande men inget krav om du har tidigare erfarenhet av underhåll av maskiner som används vid utomhusskötsel
Grundläggande datorvana
God förståelse i både svenska och engelska
Körkort (B)

Det är fördelaktigt om du har tidigare erfarenhet av att arbeta utomhus med kommersiella eller andra offentliga utomhusområden eller särskilda kunskaper inom trädbeskärning eller liknande.

Vi söker två kandidater, som kommer att fokusera på utomhusområden, vilket innebär att arbetet till största delen kommer att utföras utomhus större delen av året.
Detta är tillsvidareanställningar på heltid (40 timmar per vecka) och inkluderar även beredskapstjänst. Du är placerad i Älmhult och rapporterar till Property Manager på IKEA Property AB, Älmhult.

Job Description
As a Facility Leader you are passionate about service and enabling a great tenant experience with our vision to create a better everyday life for the many people. You will bring in good technical knowledge of facility management, knowledge in tender processes, knowledge in procurement and contract negotiations. You will be responsible to make sure that each property is managed throughout its lifetime including safety, compliance, maintenance, and improvement to ensure a safe and operational environment for the business, coworkers, customers, and other stakeholders. Ensure that coworkers and external partners, when needed, have up to date awareness and understanding of all FM framework, guidelines, and initiatives.
Qualifications:
The Facility Leader will demonstrate good leadership capabilities including high commitment to business goals by thinking holistically, long term and driving towards expected benefits. In this role, we see that you possess good ability to plan and organize, are mindful of safety, quality, time, and budget and build trustful relationships with colleagues, tenants, and other stakeholders. You work towards improving and simplifying current ways of working and solving problems and dilemmas in line with IKEA key values. You will try to lead in the unknown and in change being proactive and a fact-based decision maker with the ability to prioritize, delegate and escalate.
You are experienced in all aspects of facility management and are dedicated to delivering reliable, efficient and seamless services. You have strong contract management skills and a solution focused mindset to resolve facility management related issues. Building strong relationships with internal and external stakeholders comes naturally to you. Identifying opportunities and making recommendations to drive continuous improvement and cost saving is something you are passionate about. You work autonomously and take initiative to deliver set tasks.

Job Description
Within the function Business Location, we develop, manage, and optimize the business locations in south Sweden on behalf of Inter IKEA Group Sweden by; creating preconditions for Inter IKEA Group companies to grow with a long-term sustainable perspective; develop current and future business locations including both properties and outdoor areas; increase long term value and make our business location sustainable, easy, affordable and fun IKEA places and spaces.
As a Construction Leader you will lead the construction aspects of specific building projects from start to finish and ensure compliance with all relevant demands and regulations including tenants ordering, according to decided ways of working.
Your responsibilities will include:
· Providing support in terms of technical and construction matters in the project development phase.
· Prepare and follow up project budget calculations and investment approval time schedules.
· Manage the detailed architectural, technical- and engineering design of the project in accordance with IKEA standards, manuals, and guidelines.
· Manage and obtain the permits that enable construction of the project to be started.
· Manage procurement of external consultants, suppliers, and contractors in accordance with established IKEA procedures.
· Management of all external and internal counterparts to ensure that project construction is carried out correctly to satisfy the project requirements on site safety, quality, time, and budget.
· Detailed control over all aspects of project construction costs, using IKEA's standard cost management IT tool to maintain a correct overview of the overall project cost image, related actual and estimated costs to the budget and record approved payments.
· Ensure satisfactory hand-over of completed areas for tenant build-up in accordance with an agreed schedule.
· Ensure satisfactory commissioning, testing, training, and delivery of technical and building systems to the manager and technician personnel, including providing all necessary documentation.
Qualifications
As a Construction leader you will demonstrate good leadership capabilities including high commitment to business goals by thinking holistically, long term and driving towards expected benefits. You have passion and strong ability to build trustful relationships at all levels of the organization and with stakeholders and possess the desire to learn from others. You have the ability to improve and simplify current ways of working and solving problems and dilemmas in line with IKEA key values.
· Academic degree in civil engineering or equivalent work experience.
· Several years of experience in consulting and/or contracting.
· Previous experience in complex tender processes and contract negotiations.
· Previous experience in construction management on site.
· Experienced user of Microsoft Project and working in Microsoft Office applications.
· Good interpersonal and skills in English.
